1. About these Terms
These Terms and Conditions (“Terms”) govern your booking and stay at villas operated by PT Tree Unity Bali, trading as Bos Villas Bali (“Bos Villas Bali”, “we”, “us”, or “our”). They form a legal agreement between you (“Guest”, “you”, or “your”) and us.
By making a booking, completing a payment, or staying at one of our villas, you confirm that you have read, understood, and agreed to these Terms, together with our Return and Refund Policy and Privacy Policy.

2. Definitions
- “Villa” means any property offered for stay by Bos Villas Bali.
- “Booking” means a confirmed reservation for a stay at one of our villas.
- “Arrival date” means the first day of your confirmed stay.
- “Booking confirmation” means the written confirmation we send by email once your booking and payment are complete.
3. Bookings and reservations
3.1. To make a booking you must be at least 18 years of age and legally able to enter into a binding contract.
3.2. A booking is only confirmed once we have received full payment and issued a booking confirmation by email. An inquiry, quote, or pending payment does not constitute a confirmed booking.
3.3. You are responsible for providing accurate guest details, contact information, and arrival information at the time of booking. We are not liable for issues arising from incorrect or incomplete information that you provide.
3.4. You must inform us of the correct number of guests at the time of booking. The number of guests staying at the villa must not exceed the maximum occupancy stated for that villa.
4. Prices, taxes, and fees
4.1. All prices are quoted in Indonesian Rupiah (IDR).
4.2. Quoted nightly or stay rates are exclusive of applicable government tax and service charge, which are calculated and added at checkout before payment.
4.3. We reserve the right to correct pricing errors. If a clear pricing error occurs, we will contact you to confirm the correct price or to cancel the booking with a full refund of any amount paid.
4.4. Optional add-on services (for example airport transfer, breakfast, private chef, or tours) may be available at additional cost and are subject to availability and to these Terms.
5. Payment
5.1. Full payment of the total booking amount is due at the time of booking. A booking is not confirmed until full payment has been received.
5.2. Payments on our website are processed securely by our third party payment provider, Xendit. We do not store your full card details on our systems.
5.3. By submitting a payment, you confirm that you are authorized to use the payment card or method provided and that the information you supply is accurate.
5.4. If a payment is declined, reversed, or fails for any reason, we are not obligated to hold the villa or honor the booking until valid full payment is received.
6. Security deposit and damage
6.1. A refundable security deposit is required to cover any loss or damage to the villa, its contents, or its facilities during your stay.
6.2. The security deposit is taken as a pre-authorization hold on your payment card at or before check-in. No amount is charged unless deductions apply.
6.3. The pre-authorization hold is released after check-out, following an inspection of the villa, provided there is no loss, damage, missing items, excessive cleaning requirement, or unpaid charges. The time for the released hold to clear depends on your card issuer or bank.
6.4. If the cost of any loss or damage exceeds the pre-authorized amount, you remain responsible for the full cost, and we reserve the right to charge or invoice you for the balance.
6.5. You agree to report any pre-existing damage or fault in the villa to us promptly on arrival so that it is not attributed to your stay.
7. Check-in and check-out
7.1. Standard check-in time is from 15:00 (3:00 PM) on the arrival date.
7.2. Standard check-out time is by 11:00 (11:00 AM) on the departure date.
7.3. Early check-in or late check-out may be available on request, subject to availability and to an additional charge. It cannot be guaranteed unless confirmed by us in writing.
7.4. Failure to vacate the villa by the agreed check-out time may result in an additional charge equivalent to a further night, or other reasonable charges.
8. Guest responsibilities and house rules
8.1. You agree to treat the villa, its contents, its staff, and its neighbors with respect and care.
8.2. You are responsible for the behavior of all members of your party and any visitors you invite during your stay.
8.3. Unless agreed by us in writing, the following are not permitted:
- Parties, events, or commercial functions
- Smoking inside the villa
- Pets or animals
- Exceeding the maximum stated occupancy
- Any illegal activity, including the use of illegal substances
- Noise that disturbs neighbors, particularly during quiet hours
8.4. We reserve the right to require any guest or visitor who breaches these Terms, behaves unlawfully, or causes a serious nuisance to leave the villa without a refund.
8.5. You are responsible for the security of your own personal belongings. We are not liable for loss of or damage to personal property, except where caused by our proven negligence.
9. Cancellations, changes, and refunds
9.1. Cancellations and refunds are governed by our Return and Refund Policy, which forms part of these Terms and is available on our website.
9.2. Requests to change the dates or details of a confirmed booking are subject to availability and to our written agreement. Date changes may be treated as a cancellation and rebooking and may be subject to the Return and Refund Policy.
10. Long-term and extended stays
10.1. Long-term and extended stays, including monthly and multi-month leases, are arranged separately under an individual signed agreement.
10.2. The terms of any such agreement, including its own payment and cancellation provisions, take precedence over these website Terms for that stay. The cancellation tiers in our Return and Refund Policy apply to short-term stays only.
11. Liability
11.1. We provide our villas and services with reasonable care and skill. To the maximum extent permitted by Indonesian law, our total liability to you in connection with a booking is limited to the total amount you paid for that booking.
11.2. We are not liable for any indirect or consequential loss, or for loss or disruption caused by events beyond our reasonable control.
11.3. Nothing in these Terms excludes or limits our liability where it would be unlawful to do so, including liability for death or personal injury caused by our proven negligence.
11.4. You agree to indemnify us against any loss, damage, or claim arising from your breach of these Terms or from the acts or omissions of your party.
12. Force majeure
12.1. We are not liable for any failure or delay in providing a villa or service caused by events beyond our reasonable control. These include, without limitation, natural disasters, earthquakes, volcanic activity, flooding, extreme weather, fire, epidemic or pandemic, government action, travel restrictions, civil unrest, strikes, and utility or infrastructure failure.
12.2. Local observances, including Nyepi (the Balinese Day of Silence), may restrict movement, lighting, and services for a defined period. Guests are required to observe local rules during such observances. These are part of staying in Bali and are not grounds for a refund.
12.3. Where a force majeure event prevents your stay, we will work with you in good faith to reschedule or to offer a credit, subject to our Return and Refund Policy.
13. Privacy
13.1. We process your personal data in order to manage your booking, payment, and stay, and in accordance with our Privacy Policy and applicable Indonesian data protection law.
13.2. Payment information is processed by our payment provider, Xendit, under its own terms and security standards.
14. Governing law and jurisdiction
14.1. These Terms are governed by and construed in accordance with the laws of the Republic of Indonesia.
14.2. Any dispute arising out of or in connection with these Terms that cannot be resolved amicably shall be subject to the exclusive jurisdiction of the courts of Denpasar, Bali, Indonesia.
15. Changes to these Terms
15.1. We may update these Terms from time to time. The version in force at the time of your booking applies to that booking. The current version is always available on our website.
